2–EASY TO EARN RENTAL INCOME is also available at Amazon: http://www.amazon.com/Easy-Earn-Rental-Income-ebook/dp/B002WYJQDE/ *****************************************************************************************

Q–Do you have a lease for tenants renting rooms in your home? A–I do not use a lease when renting rooms because I want to make sure a person fits in nicely before committing myself. Also, people who rent a room sometimes are not planning to stay long. But they had to sign my 2-page list of house rules spelled out in my book. This list was fine-honed over the 20 years I was a landlady and property manager.

Sometimes a person moves in and plans to stay only 1 or 2 months and then lives there for years. Other times a person plans to stay and decorates nicely and ends up leaving in 1 or 2 months. It is important for the property manager to be flexible. When renting a house to tenants, I used a lease that was written in favor of the property manager. It is very different when using a legal document.

Q–Do you have to clean and paint rooms after each tenant moves out? You had 12 rooms you rented and that would have been a big deal. A–One of the items in my list of house rules which prospective tenants sign is that they are required to leave the room ‘broom clean’. If they don’t, they are charged a $35 or $50 cleaning fee, deducted from their security deposit. You decide the amount you want to charge for cleaning. Damages would also be deducted, like when their rabbit chewed the woodwork.

I painted every 5 or so years and always chose a light color which I made by mixing $2 cans of excellent ‘opps’ paint with white. (These are cheap because the customer did not like the custom color.) If a room got dirty or a tenant painted a horrible dark shade of paint, I would paint it sooner. Because of the difficulty of making a straight line between the ceiling and the walls, I used the same paint for both – a latex one-coat. I covered stubborn stains with Kilz flat latex paint.

Q–How much money does a new tenant have to give you before moving into a room? A–First month’s rent, 1 month security deposit and a $25 key deposit. When I really liked someone who seemed responsible, I would let them pay at least 1 month rent up front if they agreed in writing to pay the balance over the next month or 2.

3–AMERICAN IN TURKEY is also available at Amazon: http://www.amazon.com/American-in-Turkey-ebook/dp/B002YK456E/ ****************************************************************************************

Q–How is the political scene there in Turkey? A–Turkey has been an ally of America for a long time so it is an easy place to live. The USA and UN appointed Turkey the peace negotiator for the Middle East, quite an honored position.

Q–What is blooming now in Turkish gardens on the Mediterranean? A–Lots of red geraniums grow over 5’ tall and lavender plants grow over 6’ tall. Trumpet vines grow among the branches of 40’ to 50’ tall evergreen trees – what a gorgeous sight when they are all covered with orange blossoms.

Q–What house plants do you have in Turkey? A–I have several African violets which bloom well in my sunny kitchen now that I use the ‘wick method’ to water them. The plants sit on my kitchen counter and a container of water sits down in my sink, with a piece of cord going from the water container up through the holes in my flowerpots. I hope they do well in the 40 to 50 degree Celsius heat during the summer which even kills young trees. My neighbor takes care of them when I am not there.

Q–What are Turkish weddings like? A–The wedding gown looks like those in America and men also dress similarly. The official wedding papers are signed after a short talk at the beginning of the reception. The tables and chairs are beautifully covered with linens and nice dishes and glassware when meals are served. There is no wedding cake, but desserts are served. Of course, some weddings are smaller.

There are live musicians at the weddings I attended and they play a lot of Turkish folk dances (similar to Zorba the Greek’s music) as well as some slow music. The newly married couple leads off the first dance and then most everyone else dances also. Most of the dances are group folk dances where the first person in line swings a handkerchief.

The bride wears a red sash around her waist and guests pin gold jewelry or money on the sash or onto the groom’s jacket. The bride wears many of her new gold bracelets during the wedding. Some couples sell part of the gold jewelry to purchase a car or help to set up housekeeping. Sometimes money is thrown onto the dance floor near the wedding couple and children run to pick it up.

The day after the wedding the bride and groom visit their parents and bring gifts, many of which are crocheted, knitted or embroidered, and then they leave on their honeymoon.

The last wedding I went to had 600 guests and small indoor fireworks lining the walkway when the couple appeared. There were 2 clowns present to entertain the children with crafts and to take photos of them. I had not seen some of these children for 5 years and they were now glowing teenagers.

*Dearest God, please watch over and take away all my worries, problems and illnesses and let this peace spread throughout the world. Amen.

*Freely you have received, so freely give. I always say that we cannot do anything selflessly because we always receive more than we give. But, we cannot do something just for the reward – it doesn’t work that way.

5–SOUTHERN POEMS FROM EARLY 1900s is also available at Amazon: http://www.amazon.com/Southern-Poems-Early-1900s-ebook/dp/B002YK453C/ ******************************************************************************************

*You can read biographies of my Southern relatives (especially Aunt Blanche who gave these poems to me) at www.ebooksandmoreforyou.com.

My Dad was born in August and died in September, many years later of course. He grew up in Tennessee on a tobacco farm near my Aunt Blanche who shared with me all the poems in this book. Dad’s maternal Grandmother was Cherokee. Dad was unusual for the times: he changed diapers, mopped the kitchen floor, became a Cub Scout leader and volunteered yearly at the All-American Soap Box Derby. He would also cook breakfast on Saturdays so that Mom could rest.

They say: ‘You can take the boy out of the country, but you can’t take the country out of the boy’ (not to be disrespectful by calling my Dad a ‘boy’). In some ways that is true: he always loved gardening, fishing and playing horseshoes, and wanted us to move from the city to the country. (But he died before we moved, when I was 6 years old.)

Dad could walk on his hands and he would tell a lot of jokes. He loved puns and when I would run to catch up with him I would say, “Wait for me.” And he would say, “Weight’s what broke the wagon down.” It took me many years to understand what he meant.

When he moved North as a teenager, he worked as a cook and tried to get rid of his Southern accent by reading the dictionary. (When I moved to Philadelphia I also worked the same way to drop my Midwestern accent.) In the evenings he would study encyclopedias to increase his knowledge. My cousin said he could win trivia contests since he knew so many facts.

He got a job for the City and they provided him with a car so that he could inspect restaurants and farms, the 2 areas he knew best. We would walk a mile to church as he would not use the city car for personal use. After church, he would spread the newspaper out on the kitchen floor and read the funnies to me. He had to explain to me why they were funny since I was so young. On Friday evenings he would take my 2 brothers and me to buy comic books and he would help me choose Tweety Bird or another one.

Dad was my best friend and I always was next to him in the family photos. I copied him in favorite foods: chocolate cake, eating the skins on the baked potatoes and chewing chicken bones. (Once I bought chicken just to eat the bone marrow – quite nutritious.) Dad showed me the pictures of the winter coats in the Spiegel’s catalog so that I could chose the one I wanted. He had to cover the faces of the models since I was looking at them and not the coats.

Even my love for visiting airports, reading, gardening and being in the country came from him. We hiked in the country and fished a couple times. The one time he had me shoot target practice I kept hitting the target so he wanted me to shoot a rabbit; but I purposely missed. Even now I have trouble killing a mouse.

His favorite song was “I was dancing with my darlin’ to the Tennessee Waltz.” The first time I went to learn Country-Western dancing, I fell in love with it and changed all my radio stations from classical to country. I realize now it was his music.

The only thing my Father ever did wrong that I knew about was when he lied about something. I said, ‘That’s a lie,’ and he said, ‘It’s just a little lie, a white lie.’ This perfection and love he had for me made it difficult for me to understand men as he died when I was so young. (Several times I slipped and said ‘I died when he was 6’.)

He went to a doctor with a backache and the doctor told him not to complain about such a small thing. Soon afterward he was diagnosed with cancer and he died 6 weeks later. The doctor apologized to Mom for misdiagnosing.

My Father was buried under a tree. Next to the cemetery was a farm with a curious cow watching us – a perfect setting. Later, a shopping mall was built on the farmland. I did not cry at his funeral. I remember wondering if I looked like an orphan was supposed to look. I had a funeral for him 30 years later and cried like I was 6 years old.

When I was going through an extremely difficult period, Dad’s and Grandma’s faces would appear close to my face. Dad had a look of suffering on his face; I think he was sharing my pain. When I told Mom about seeing them together at my lowest moments, she was surprised they were together since she said they weren’t close in life. I know they both loved me.

After Dad died, Mom was very upset. One day she dreamed my Dad came home from work for lunch, like he sometimes did, and she served him tomato soup and a grilled cheese sandwich. After that, she was able to cope and get on with her life.

*I complained about my high gas heating bill and the company wrote off half of it ($2,000) after talking a 5 or 6 times for a year. I also called for a refund on an incredibly sweet hosta, Aphrodite, as it did not grow this summer. I thought there was a 12-month guarantee but I was wrong. They said they would replace the hosta as a favor to me, though.

7–OPEN A DAYCARE CENTER IN YOUR HOME (Still being written.) ******************************************************************************************

*Babies can learn sign language to communicate before they can begin to speak.

*Give a child a few minutes warning before leaving an activity or going home.

*You can always help a single mother by babysitting or purchasing school supplies or school shoes. My Aunt Blanche (who shared these Southern poems with me) used to buy me new school shoes each fall to help my widowed mother. Shoes are very expensive now, so maybe you can give school supplies or a gift certificate to use at an office supply store. Or you can hire an older child so s/he can learn the rewards of a job well done.

Q–Why do siblings sometimes turn out different from each other? A–I have seen parents treat their kids differently. One mother adored her first-born son and often gave him affectionate looks. When the second baby came along, a girl, she tended to ignore her. Also, I knew 3 families where the girl was the oldest and the boy was about 2 years younger. The girls were raised as only children for a couple years and seemed much more responsible than the younger brothers. But, people change over the years. Also, the youngest child tends to be different from the oldest; then there is always the middle child syndrome…

Q–What are some ways to ensure good behavior in children? A–Praise good behavior and accomplishments and ignore some of the bothersome attention-getting antics. I remember once a toddler was having a temper tantrum, so I put her into the next room and said she can come out when she quit screaming. Within 2 minutes she emerged with a huge smile on her face.

Another time a 7-year-old boy was so upset and stressed that I told him I could not understand him when he talked like that. So he said, “Oh!” and proceeded to calmly tell me what was the matter. (Don’t think it was always as easy as this for me!)

Speak to children the way you would like to be spoken to. Look and ask for the cause of conflict. Find out what is wrong in their lives rather than yelling and shaming them. Of course, after a stressful day at work, this can be difficult as it is necessary to cook, clean, get the child ready for bed and – Oh Yes! – have some quality time. I like to include the children into adult activities, like raking leaves, watering flowers, shoveling snow and baking. It is better than getting exhausted while the child is clamoring for attention. Stress interdependence and not just dependence on others.

Follow through on your promises and threats. Make appropriate consequences for their actions. I was about 5 years old and bit the eraser off the end of a pencil so my Dad said I could not touch a pencil for a week. Boy, was that tough! (Of course, I never bit another one off.)

Also, reward good behavior with attention and ignore some of the behavior you do not like. When their behavior is not appropriate, talk to them. One example was that the kids in my daycare center did not have to sleep during naptime but they did have to be quiet. If they were quiet, they could choose 2 stickers from the fancy sheets of stickers I had on hand. They also got to sit in the high chair if they asked, even though they were too big for it. (Hey – it worked!)

8–CHILD ABUSE PREVENTION AND RECOVERY ebook is FREE at www.ebooksandmoreforyou.com. ********************************************************************************************

**You can make a difference in a child’s life. If you suspect child abuse, phone 911 or 1-800-4-A-CHILD.

[There are thousands of organizations in over a hundred languages listed in our free ebook which is filled with valuable prevention and recovery information. Also included is information on ways to identify children who are being abused and what to do about it to protect them.]

“Every day is a new day unless we drag in the past.” Guideposts

I used to carry a thousand tons of sadness on my shoulders. One day I prayed for it to be lifted and it was! I looked around and it was gone, so I decided to test it again by calling up all the old pain and suffering and then praying again. It worked! If you can do something twice, it is yours.

Q–How do you mend a broken heart? A–Stay busy and reach out to others who are in need. Avoid old reminders which tend to make you sad, like photographs, cards and gifts. Stay in the present and be hopeful for the future. Pray for guidance and wisdom. Write in your journal and attend programs with people who are going through the same challenges you are. You are not alone. There are thousands of recovery organizations listed in the free book available at our website, and most of them are free.

Children and adults can use their imagination for healing. Imagine a healing presence so that you can sleep well or perform a task better. Pray for courage and a guiding hand. Breathe deeply, put your hands on your stomach and slowly inhale so that your diaphragm fills up with air. Let it out and repeat 3 times or more.

Forgiving someone does not mean you have to be around them. I always say I learned forgiveness by the back door. I heard a person saying horrible things about me and I decided to let it pass because I did not want that to be between us every time I saw him. Blame keeps wounds open; forgiveness heals them.

YOU CAN MAKE A DIFFERENCE IN A CHILD’S LIFE! Telephone 911 or 1-800-4-A-CHILD for advice on how to protect a child from abuse. Or download the free ebook, “Child Abuse Recovery.”
